Plot

Manohar (R. Madhavan) is a software engineer who moves into a new apartment on the 13th floor with his family. His wife Priya (Neetu Chandra), his mother (Poonam Dhillon), his elder brother Senthil (Sachin Khedekar), his sister-in-law Kavitha (Deepak Dobriyal) and their two children live with him. On the day of their housewarming ceremony, Manohar notices that their TV shows a serial called Sab Khairiyat (All is Well), which is about a family similar to theirs who have also moved into a new apartment. The serial is aired only on their TV and at 13:00 hours every day.

As the serial progresses, Manohar notices that the events that happen in the serial start happening to his family in real life. He also realizes that the serial predicts the future of his family and that they are in grave danger. He tries to warn his family, but they dismiss his claims as superstitions. He also tries to stop watching the serial, but he is unable to do so as he becomes addicted to it.

Manohar learns from an old newspaper article that the apartment building was built on a graveyard and that a series of murders had taken place there in 1977. He also finds out that the serial is based on the true story of those murders and that the victims were his ancestors. He discovers that the serial is being telecast by the spirit of Dr. Balu (Dhritiman Chatterjee), who was one of the murderers and who had committed suicide after being caught by the police. Dr. Balu had installed a camera in his apartment, which was connected to Manohar's TV through a hidden cable. Dr. Balu's motive was to take revenge on Manohar's family for exposing his crimes.

Manohar confronts Dr. Balu's spirit and challenges him to stop the serial. He also manages to convince his family to believe him and to escape from the apartment. However, Dr. Balu's spirit traps them inside the building and tries to kill them one by one. Manohar fights back with the help of his friend Shiva (Murli Sharma), who is a police officer. He manages to destroy Dr. Balu's camera and cable, thus ending the serial and freeing his family from the curse.

Review

13B: Fear Has a New Address is one of the best horror films to come out of Bollywood in recent times. The film has a gripping storyline, which keeps the viewers hooked till the end. The film also has a lot of twists and turns, which make it unpredictable and thrilling. The film does not rely on cheap jump scares or gore, but rather creates an atmosphere of fear and suspense with its sound effects, cinematography and editing.

The film also boasts of some excellent performances from its cast. R. Madhavan delivers a stellar performance as Manohar, who goes through various emotions of curiosity, fear, anger and courage throughout the film. Neetu Chandra is convincing as Priya, who supports her husband despite his strange behavior. Sachin Khedekar and Poonam Dhillon are impressive as Manohar's brother and mother respectively. Deepak Dobriyal provides some comic relief as Kavitha, who is obsessed with astrology and numerology.

The film also has some technical flaws, such as the poor CGI effects and the inconsistent logic of the serial. The film also has some clichés, such as the use of mirrors, dolls and black cats to create horror. The film also has some loose ends, such as the fate of Dr. Balu's accomplices and the reason behind his obsession with Manohar's family.

However, these flaws do not take away from the overall impact of the film, which is a refreshing and innovative take on the horror genre. The film is a must-watch for horror fans and for those who enjoy a good mystery.
